We realise the cost of your investment and that you would like to be assured that the process of selling or renting runs as smoothly as possible.
We pride ourselves in checking and screening prospective tenants carefully prior to bringing you your lease. We make use of ITC credit checks and previous letting details for reference. Where possible we also check employment details. Any discrepancies reflected in these records will be brought to your attention prior to the placement of the potential tenant.
We also encourage our owners to meet with their prospective tenants, we want you to be happy.

Sales
We strive to make selling your home a pleasant experience and believe that you should reap the benefits of your investment. As a result, Summer Homes does not request a "sold mandate" unless arranged with the owner for special requests. We also pride ourselves in competitive service fees.
When selling your home with Summer Homes, a qualified agent and specialist for your area will valuate your home and present you with a market related value. You can then discuss the best way in which your home should be sold.

Rentals and tenant sourcing

Summer Homes acts as a "match making" agency, sourcing the right tenant for your specific unit.
Our homes are advertised extensively through different medias, including newspapers, local chronicles, magazines, website, agents to let boards and our vast tenant network. Once a suitable tenant has been found, a thorough reference and referral check is performed. Summer Homes encourages owners and tenants to meet with one another and to build a working relationship.
Once a tenant has been placed, Summer Homes will ensure that they settle into their new home and that all necessary contact details have been provided to both owner and tenant. All original stamped contracts are stored for easy reference and to comply with the rules and regulations of the Estate Agency Affairs Board. Prior to expiry of the original Lease Agreement, Summer Homes will contact the tenant on your behalf to establish weather they would like to renew their lease. Should the lease renewal be accepted, Summer Homes will facilitate the signing of the lease renewal and co-ordinate all and any necessaries.

Tenant Administration
Tenant Administration fills the gap between tenant sourcing and placement and lease management. Summer Homes will administer any alterations and or improvements on the owners behalf, effectively acting as a project manager.

Lease Management
The Management Service is a new service that has been offered based on a large request from our owners.
Summer Homes collects the monthly rental from the tenant and pays the remainder, after Management Fees, to the owner. This service includes rent collection, maintenance and repairs to the unit as well as any other inconveniences that might arise allowing the owner a hassle free "buy-to-let" experience.

Advice on the property market
Today's market is a competitive market and it is always good to know that there is someone to phone for advice on the market in your area. It is our job to know the property industry and it's trends. A large percentage of our time is spent researching and analyzing the property market, calculating expected rentals percentages, capital property growth and trends analysis.
